4. Staff Vetting and Employment Status

Directly employed staff are generally more reliable and accountable than subcontractors. The company has more control over training, standards, and attendance. If a cleaner is sick, an employer can send a replacement. A subcontractor arrangement may leave you without cover.

5. CQC Compliance (If Relevant)

7. Transparent Pricing

A reputable cleaning company should provide a clear, written quote that details exactly what's included. Beware of companies that give a vague price over the phone without seeing your premises, or that have a headline price but add extras for items that should be standard.

Ask for a site visit and a written quotation. The quote should specify the tasks included, the frequency, the number of cleaners, and the hours. Any additional charges should be clearly stated upfront.

8. Flexibility and Reliability

Can the company work around your business hours? Many offices and medical practices need cleaning before opening or after closing. Can they cover bank holidays? What happens if a cleaner is sick — do they send a replacement?

Reliability is the single most important quality in a cleaning company. A company that occasionally does a 9/10 job is far more valuable than one that alternates between a 10/10 and a 5/10. Ask for references from existing commercial clients and actually call them.

9. Equipment and Supplies

Does the company bring its own commercial-grade equipment, or do they expect to use your vacuum cleaner and your supplies?
