Why Patios Get Dirty

Several factors combine to make outdoor surfaces in our area particularly prone to discolouration.

Algae thrives on moisture, and North West London gets its fair share of rain. North-facing patios and shaded areas near walls and fences are especially vulnerable because they stay damp for longer. Moss follows a similar pattern, establishing itself in paving joints and on textured surfaces where it can grip.

Lichen — the crusty white, grey, or yellow patches you see on stone — is slower-growing but harder to remove. It embeds itself into the surface of natural stone and won't come off with a standard clean.

Leaf stains are particularly problematic in areas with mature trees. Tannins from decomposing leaves leach into porous stone and create dark marks that standard cleaning products struggle to shift. BBQ grease, bird droppings, spilled drinks, and general foot traffic round out the list of things working against your patio's appearance.

Different Materials Need Different Care

This is the most important thing to understand before cleaning your patio, because the wrong approach can cause permanent damage.

Indian sandstone is one of the most popular patio materials in North West London. It's also one of the most delicate when it comes to cleaning. Sandstone is porous and relatively soft — high-pressure jet washing can pit the surface, round off the natural edges, and strip the face of the stone, leaving it looking washed-out and rough. It should be cleaned at lower pressure with a wide fan nozzle, and specialist stone-safe cleaning solutions should be used for stubborn staining. Acidic cleaners must be avoided as they can etch and discolour sandstone.

Natural stone (limestone, slate, granite) varies in hardness but generally requires more care than manufactured materials. Limestone is particularly sensitive to acidic products. Granite is much harder and can handle more pressure. If you're not sure what type of stone your patio is, err on the side of caution and use lower pressure.

Porcelain tiles are one of the easiest surfaces to clean because they're non-porous. Moderate pressure removes grime effectively and the smooth surface doesn't harbour moss or algae the way textured stone does. Porcelain is also resistant to staining, so even leaf marks and BBQ grease can usually be removed without specialist products.

Concrete slabs are robust and can handle higher pressure. They're porous, however, so they stain more easily than porcelain and may benefit from sealing after cleaning.

Block paving needs careful attention to the joints. High pressure can blast out the joint sand, which then needs replacing. Professional cleaners will re-sand block paving joints with kiln-dried sand after cleaning — this step is essential to maintain the stability of the paving and prevent rapid weed regrowth.

DIY Methods vs Professional Jet Washing

For a small patio with light soiling, a consumer pressure washer and some elbow grease may be sufficient. But for larger areas, stubborn staining, or delicate materials like Indian sandstone, professional cleaning delivers significantly better results with far less risk.

Consumer pressure washers operate at 100-150 bar. Professional equipment operates at 200-300 bar with much higher flow rates, meaning faster cleaning with more consistent results. Professionals also have access to rotary surface cleaners — flat disc attachments that clean evenly without leaving the striped pattern that a handheld lance creates.

The risk of damage is the biggest argument for professional cleaning. Replacing damaged patio slabs or re-laying block paving that's been destabilised by over-enthusiastic DIY cleaning costs hundreds or thousands of pounds. A professional clean costs a fraction of that.

How Often Should You Clean Your Patio?

For most patios in North West London, an annual clean in spring is sufficient to maintain a good appearance. Shaded or north-facing patios may benefit from a clean twice a year — spring and autumn — to keep algae under control.

Between major cleans, simple maintenance helps enormously. Sweeping leaves promptly before they stain, pulling visible weeds from joints, and hosing down the patio occasionally all extend the time between professional cleans.

The Case for Sealing

After a professional clean, applying a sealant to natural stone or block paving is one of the best things you can do for long-term maintenance. Sealing creates a barrier that prevents water absorption, inhibits algae and moss growth, resists staining from spills, oil, and leaves, and enhances the natural colour of the stone.

A sealed patio can look good for 3-5 years between major cleans, compared to 12-18 months for an unsealed surface. The upfront cost of sealing pays for itself in reduced cleaning frequency.
